00:00Aloha ladies and gentlemen, welcome aboard flight 134 from Honolulu to Kona, Hawaii.
00:13We're expecting a smooth flight with a flying time of about 30 minutes.
00:18Today's lead is just a 30 minute flight from Oahu to Kona, a beautiful historic town on
00:25the west side of Hawaii Island.
00:27The inventory of houses to buy on Oahu is super competitive.
00:31So we're seeing a lot of families relocating to Kona.
00:35So we want to test if we can expand our business to finally get into the Kona market.
00:41Aloha ladies and gentlemen, welcome to beautiful Kona.
00:46I'm Kamauai Kalama, right?
00:49And I'm Tristan Kalama.
00:50I put on extra deodorant for this.
00:53We buy and renovate homes in the most challenging place in the country, Hawaii.
00:57The shipping is more than the actual material cost.
01:00The real estate here is crazy expensive.
01:02So to make this work, we have to take on some of the most rundown homes on the island.
01:07Oh good heaven.
01:09How do we do it?
01:10Our giant family.
01:12I have 87 first cousins.
01:14Yo, what's up cuz?
01:16More than anything, we want our children to be good human beings.
01:20Exactly.
01:22Can't have little a**holes walking around.
01:24Little a**holes walking around.
01:31Gotta love that flight.
01:32The best flight ever.
01:33You got us the jeep.
01:34When do we ever get to ride in a jeep?
01:36We're not even going off-roading.
01:38It's about the experience, babe.
01:40Okay.
01:45Did you put the directions on or you're winging it?
01:47I'm winging it.
01:48One of my good friends passed along a super solid lead.
01:52The owner wants $650,000, but if this house ends up making sense, it could offer a huge
01:59opportunity for us to expand our business.
02:02No pressure, house.
02:04Ever since we got the lead out here, I've been doing a ton of research just on the market.
02:09Cuz you know, on Oahu, we find a neighborhood and we know exactly what houses are worth.
02:14Kona is a little different.
02:15I think the median home price right now is like right under $800,000, but there's a huge
02:21demand for housing up here.
02:23Yeah.
02:24It seems like there's a lot of opportunity here, so I'm interested to see what the neighborhood
02:28is like.
02:29This is Waikoloa Village.
02:34Look at that house.
02:36Look at that house.
02:37On the left, that looks pretty brand new.
02:39This is a very nice neighborhood.
02:41I can tell which one's ours.
02:44It sticks out like a sore thumb.
02:45The places that we look at usually do.
02:52Look at all the stuff that's outside.
02:54Is there HOA?
02:55There is, but they're fairly lax.
02:58So, but besides the stuff?
03:00It looks okay structurally.
03:03Can you run through the details on this again?
03:04The owner hasn't lived in the house for months.
03:07The bank is foreclosing on it, and he's looking for someone to buy it quickly so he can actually
03:11make some money on the house.
03:13It's a four-bedroom, three-bath, over 2,000 square feet.
03:17It's big.
03:18What does big house mean?
03:19Big renovation.
03:20Exactly.
03:21Big dollar signs.
03:22Great.
03:23Well, let's go look.
03:31Geez.
03:32I knew it.
03:33Oh, my gosh.
03:35So gross.
03:36Look at this dirt.
03:38There's so much dust.
03:39But, I mean, the layout works well.
03:42The kitchen stays there.
03:43There's a good dining area right here.
03:45It's huge.
03:46And a massive living room.
03:47This feels really good.
03:48Yeah.
03:49Minus the stuff.
03:50The guy's gonna have fun in here.
03:52But look at these freaking ceilings.
03:55I know.
03:56Gorgeous.
03:57So all the bedrooms and bathrooms have to be down here.
04:01First bedroom.
04:02It's a good size.
04:03I mean, really good size.
04:05Clean everything out, repaint, totally good.
04:08Bedroom number two.
04:09Looks like similar size bedroom.
04:12Well, this is a good size bedroom.
04:13They're actually big.
04:16Then first bathroom.
04:20Okay, besides the grossness, you don't have to rework anything.
04:23No.
04:24Just tile to the top of the ceiling and then new vanity.
04:28New vanity.
04:29New toilet.
04:30Yep.
04:31This is always nice.
04:32That's a ton of storage.
04:33Big storage.
04:34What is this?
04:35Like saloon doors to your primary.
04:38To your primary bedroom.
04:39This has to be the primary.
04:41Yeehaw!
04:44Bathroom on the left.
04:45It's a nice big bathroom.
04:46It's huge.
04:47The vaulted ceilings make it feel even bigger.
04:49In really rough shape.
04:50I don't really know on anything.
04:52Everything needs to be replaced in here.
04:56I love that the ceilings are throughout.
04:58Vaulted.
04:59This is actually a really nice chest.
05:02Oops.
05:03Did you try to kill me?
05:06It's a party.
05:07I knew it when we entered through the saloon doors.
05:12Oh man, look at all this trash.
05:14Look at the balls of hair.
05:16This was a dog for sure.
05:18Holy s***.
05:19Look at the fan.
05:20Oh my God.
05:21Have you ever seen a fan that dirty?
05:24On the bright side, great size room.
05:26Access to the patio.
05:27We haven't even seen the ceiling yet.
05:29Look at how big this lanai is.
05:31It's gigantic.
05:33And this is a hot tub?
05:34A freaking hot tub.
05:35Seeing better days, that's for sure.
05:37I'm just looking past all of that
05:39and realizing how solid this lanai feels.
05:42I know.
05:43Once all the stuff is gone
05:44and you pressure wash and paint.
05:46Repaint.
05:47So good.
05:48What about that bamboo couch right there?
05:50You refinish it?
05:51Yeah.
05:52That's pretty cool.
05:53And then this is all your yard?
05:55This is your backyard.
05:56This is your backyard.
05:57And then this is all your yard?
05:58This is your backyard.
05:59What's downstairs?
06:00Let's find out.
06:03It looks like another bedroom.
06:07It looks like a hotel room.
06:09Yeah, I mean.
06:10With like a sink right here
06:11but then you have another.
06:12This is a full bath.
06:16And then you have your closet
06:17with a mini fridge right here.
06:19You got your own entrance downstairs.
06:21This just rings rental income
06:24or multi-gen option.
06:26I see a lot of potential
06:27but it is so dirty down here.
06:29Like don't touch anything.
06:35I'm intrigued by this thing though.
06:37Don't touch it.
06:38Don't.
06:39This is a contraption in itself.
06:41I think it's so you could be
06:42laying down in your bed
06:43and turn the fan off and on
06:45without getting up.
06:48Ingenuity.
06:50Let's go check out the backyard.
06:53Look at how big it is back here.
06:55It's massive.
06:56It goes all the way to the corner
06:58and then to that fence line.
07:00I can see the ocean.
07:01It's like a peekaboo ocean view.
07:03Wow.
07:04Added ocean view to the list.
07:06If we can accentuate this,
07:07clear all of this out,
07:09it's valuable for sure.
07:10I agree.
07:11We gotta get this one.
07:12Okay, well take me to lunch
07:13because I'm hungry.
07:14Let's go.
07:23Lunch with a view.
07:24Ooh.
07:27Awesome.
07:29Whoa.
07:30Oh my gosh.
07:32Thank you so much.
07:33Is it yummy?
07:34Oh my God.
07:35Cheers.
07:36Take me to Kona every day.
07:37Mmm.
07:38So,
07:39what'd you think of the house?
07:40There's so much stuff in there.
07:42It's gonna be a big
07:43junk removal bill.
07:44It's gonna be like
07:45$20,000 easy.
07:47I know.
07:48But underneath all of that stuff,
07:50we have a solid house.
07:51I know.
07:52This is what the numbers
07:53would look like.
07:54But we're buying the house
07:55at $650,000.
07:57Figuring about eight weeks
07:58at about $200,000
08:00into the renovation,
08:01that includes the junk costs.
08:03$200,000 to $225,000
08:06in holding costs,
08:07selling costs,
08:08money costs.
08:09An ARV of about
08:10$1.2 million.
08:11We're making
08:12$125,000.
08:15There is no question
08:16on whether there's
08:17a deal there.
08:18With prices
08:19and how competitive
08:20Oahu's market is,
08:21a lot of families
08:22are moving
08:23to the Big Island.
08:24This is why
08:25we want to expand.
08:26But we don't
08:27have a contractor here.
08:28We don't have
08:29any trades here.
08:30You have to ship
08:31material from Oahu
08:32over here.
08:33It's a logistical
08:34nightmare just to
08:35make sure things
08:36arrive on time.
08:37So it just,
08:38it makes everything
08:39harder.
08:40I mean,
08:41I hear all the concerns,
08:42but look at the upside.
08:43We potentially
08:44could make
08:45our minimum
08:46desired profit,
08:47and we get to
08:48open up more deals
08:49in this market.
08:51The question,
08:52then,
08:53just is,
08:54is the extra work
08:55worth the squeeze?
08:56If you find
08:57the contractor
08:58and manage his
08:59ass,
09:00I'm down.
09:01And just support me
09:02when I'm having
09:03a nervous breakdown
09:04through the process.
09:05I always support you.
09:06And then we're
09:07going to crush
09:08this deal
09:09and do a ton more.
09:10Deal?
09:11Deal.
09:12Let the adventure
09:13in Kona begin.
09:18I reached out
09:19to the homeowner
09:20and agreed
09:21to the full
09:22asking price
09:23of $650,000
09:24and to close
09:25in two weeks.
09:26I mean,
09:27now we only
09:28have a couple weeks
09:29to find a crew,
09:30source material,
09:31come up with
09:32the reno plan,
09:33like all
09:34from another island.
09:42Yeah,
09:43no,
09:44that sounds good.
09:45Right on.
09:46OK, bye.
09:48He services
09:49the whole island,
09:50so he's down.
09:52How is
09:53contractors going?
09:54I mean,
09:55not as good
09:56of luck.
09:57What about
09:58Keone's guy?
09:59Nick?
10:00We know he does
10:01good work.
10:02He does great work.
10:03But he's
10:04not available.
10:05I did find
10:06one guy
10:07who's been
10:08very responsive.
10:09His name's Robert.
10:10He sent me
10:11some photos
10:12of some of the work
10:13that he's done
10:14in the past
10:15and it looks
10:16pretty good.
10:17It's not ideal.
10:18Yeah,
10:19but I don't think
10:20we have
10:21any other option
10:22right now.
10:23Yeah.
10:24I mean,
10:25OK,
10:26let's just do it.
10:27Hello?
10:28Hi, Carl.
10:29Hi.
10:30How's it going?
10:31Hey,
10:32doing good.
10:33Well,
10:34I have some
10:35kind of bad news.
10:36I got the title
10:37report back
10:38for the Kona property
10:39and there's
10:40a $50,000
10:41lien on the property.
10:42$50,000
10:43lien?
10:44I believe
10:45that it's
10:46an HOA fine.
10:47That's not
10:48ideal.
10:49OK,
10:50well,
10:51let me know
10:52because we can't
10:53give you that
10:54clear title work
10:55until that lien
10:56is taken care of.
10:57I'll give you
10:58a call back
10:59when I figure out
11:00what's going on.
11:01Sounds good.
11:02Thank you so much.
11:03Thanks.
11:04Bye.
11:05We were going
11:06to make around
11:07$120,000-ish
11:08if we
11:09pay this $50,000
11:10lien.
11:11That now shrinks
11:12our minimum
11:13profit margin
11:14almost in half.
11:15We can't.
11:16I'll give him
11:17a call
11:18and I'll
11:19figure it out.
11:20Hello?
11:21Hey,
11:22what's up?
11:23It's Kamal Hai.
11:24Hey Kamal Hai,
11:25what's up?
11:26I just got a call
11:27from escrow.
11:28There's a $50,000
11:29lien
11:30on the property
11:31for HOA fines.
11:32What the f***?
11:33The HOA fined
11:34the seller
11:35because he
11:36had not taken
11:37care of
11:38his yard
11:39or landscaping
11:40for years
11:41and we saw
11:42that first hand.
11:43He absolutely
11:44doesn't want
11:45to pay
11:46$50,000
11:47if we
11:48split it.
11:49So I
11:50cover
11:51$25,000,
11:52we lower
11:53the purchase
11:54$25,000
11:55and we
11:56get this
11:57taken care of.
11:58We have to.
11:59Alright man,
12:00sounds fair.
12:01Okay,
12:02I'll let him know.
12:03Sorry about
12:04all this dude.
12:05Bye.
12:06How'd it go?
12:07It went
12:08the best
12:09that it could've.
12:10He said
12:11he's gonna
12:12cover half.
12:13Really?
12:14He said
12:15he's gonna
12:16do
12:17a project
12:18in Kona.
12:19With the
12:20deal
12:21done,
12:22we are
12:23definitely
12:24gonna be
12:25racking up
12:26mileage points
12:27going back
12:28and forth
12:29to Kona.
12:30Good news
12:31is it's only
12:32a 30 minute
12:33flight.
12:34Bad news
12:35is the cost
12:36of shipping
12:37is gonna
12:38be crazy.
12:39For us
12:40to get our
12:41materials to Kona,
12:42they need
12:44to go through
12:45a process
12:46and a half.
12:47Sometimes
12:48that can go up
12:49to an additional
12:5020%
12:51in shipping
12:52costs.
12:53Oh!
12:54What's up
12:55brother?
12:56Is it always
12:57this hot over here
12:58or what?
12:59Hey, it is.
13:00It's a desert
13:01side.
13:02Oh my gosh,
13:03hello.
13:04Sorry,
13:05I'm stinking
13:06already.
13:07No, you're
13:08good.
13:09I think
13:10the plan
13:11will be
13:12let's get
13:13to Kona.
13:14Let's go.
13:15Everything
13:16is leaving
13:17except the chest
13:18and then
13:19that bamboo
13:20couch.
13:21Everything else
13:22can get.
13:23Let's go.
13:24It looks
13:25super good.
13:26It looks
13:27so much
13:28better already.
13:29So,
13:30we're gonna
13:31start demo
13:32tomorrow.
13:33Okay.
13:34If there's
13:35anything else,
13:36just make sure
13:37all of that
13:38stuff gets out.
13:39Yeah,
13:40just take
13:41them all.
13:42Yeah,
13:43right on,
13:44brother.
13:53What's up, man?
13:54How's it?
13:55Robert,
13:56pleasure to meet you.
13:57Come on,
13:58hi.
13:59Tristan.
14:00Hello,
14:01pleasure to meet you.
14:02Thanks for
14:03meeting us.
14:04Yeah,
14:05no problems.
14:06Looking forward
14:07to the job here.
14:08We're relying
14:09a lot on you
14:10because this
14:11is the first time
14:12we're working together.
14:13I wanna get my crew
14:14in and we're gonna
14:15start doing our thing.
14:16Let's get it.
14:17After doing a bunch
14:18of research,
14:19I found Robert.
14:20He's gonna be
14:21our point person here.
14:22So,
14:23it'll be really good
14:24to see how he
14:25and his crew
14:26handle things.
14:27I mean,
14:28a brand new island,
14:29brand new crew
14:30and contractor,
14:31that's terrifying.
14:32We're keeping
14:33everything as it is
14:34as far as layout
14:35is concerned.
14:36The only big
14:37change is the kitchen.
14:38It has got to go.
14:39I wanna open
14:40with sight lines
14:41throughout,
14:42get rid of
14:43this peninsula
14:44and just have
14:45a freestanding island.
14:46Cherry.
14:47Bathrooms stay
14:48the same as far
14:49as layout.
14:50It's just making it
14:51pretty with all new
14:52tile and finishes
14:53but everything
14:54that's in there
14:55right now.
14:56It's more modern,
14:57not 1975.
14:58Exactly.
14:59Just modernize it.
15:00How long do you
15:01think this should take?
15:02Demo,
15:03two days and framing.
15:04I don't see why
15:05we can't have that
15:06done by the end
15:07of the week.
15:08Great.
15:09I don't know.
15:10I wanna break
15:11some stuff.
15:12Then let's
15:13break some.
15:14Hey guys,
15:15come on up.

15:22better it feels
15:23already.

15:25of progress today.
15:26I'll give you
15:27a progress update
15:28as things happen.
15:29Perfect.
15:30I'm excited
15:31about this.
15:32I'm excited
15:33about this.
15:34I'm excited

15:36I'm excited
15:37about this.
15:38If you guys
15:39don't mind we can
15:41drill a hole in the end.
15:42Perfect.
15:43Go from there.
15:44Pretty cut-and-dry job.
15:45All right.
15:46Well, we'll see you
15:47in a week.
15:48Sounds good.
15:49Thank gosh for deodorant.
15:50Welcome to Honolulu,
15:51ladies and gentlemen.

16:07Woo!
16:08I'm excited to see it.
16:16Ditto.
16:17Um.
16:18What the?
16:19Nothing is different.
16:20Dude.
16:21Not a dang thing.
16:22It looks exactly the same as when we left it a week ago.
16:35Nothing even demoed in the bathroom.
16:36It's the same, man.
16:39Like, those are the blocks you broke.
16:41I know.
16:42Nobody has been on this job site.
16:45We said eight weeks.
16:46We've already lost a week.
16:47Dude, I didn't get any calls from him all week saying there's any issues.
16:50This is ridiculous.
16:51Hey, what's going on, man?
16:54Robert, I am at the house right now with Tristan and bro.
16:59It doesn't look like you've even been here.
17:01It looks exactly the same as a week ago.
17:04I apologize, dude.
17:05We had some other things pop up, and my guys have been on other jobs.
17:06I'm gonna try to make some phone calls here, see if I can get them out there first thing
17:07in the morning.
17:08Get some more progress on that job for you.
17:16Bro, this is totally unacceptable.
17:19You know we're not from here, and we're totally relying on you.
17:22I don't expect you to be only working on our job, but I expect you to do what you say you're
17:28gonna do.
17:29I understand the spot you're in.
17:31It's been a week.
17:32You said you'd be done with demo and framing, and yet nothing has changed.
17:36If we could do one more chance, I would appreciate that greatly, and we'll get all this done.
17:40We promised you.
17:41I'm a man of my word.
17:42I'm gonna be back here in two days.
17:44I've gotta see some progress.
17:47Understood.
17:48Bye.
17:49This is not a good start to this project.
17:52Not at all.
17:53This is my worst nightmare.
18:01From the beginning, I promised Tristan that if managing trades out here became an issue,
18:06I would handle it myself.
18:08So I'm out here in Kona without Tris to make sure that Robert and his guys are through
18:13demo and framing.
18:14Look, I'm a firm believer in a backup plan.
18:17I've never worked with Robert and his crew before.
18:20He could absolutely crush it, or he could suck.
18:24So over the weekend, I checked with our first contractor choice, Nick, and he might be available.
18:30So it'll be interesting to see how Robert's doing.
18:34Dude...
18:36Nobody's been here.
18:55What's going on, man?
18:56What's up, man?
18:57Man, you don't look happy.
18:58Tell me why.
19:00Dude, I show up today. It looks exactly the same as it did when I left on demo day
19:06We mentioned I apologize some other jobs popped up and I mean things move a little bit slower here
19:11I don't know about a wahoo. You know, it's a lot different pace over there
19:14But dude, if you tell me you're gonna do something you have to stick to your word and I hold you to that word
19:22You assured us that you were gonna be able to have guys here hit our timeline
19:27Maybe if there was some progress that had happened
19:31I would feel inclined to give you guys another shot. But dude, we've been in this industry for too long to see the signs
19:38You're just not the right guy for this job. I
19:42Just I don't think it's gonna work out
19:45This bullshit man, it seems like you already made up your mind and I'm I guess I'm just fired man
19:50So is what it is. So I do what I do right now. I'm walking for this bull
19:58Great
20:02I'm not a big fan of firing people
20:05But he just didn't pull through firing people is horrible for business
20:11you have to start back over from the very beginning and
20:15The new person has to be willing to jump on somebody else's job. It's a super difficult process
20:28I
20:31Think timing that Nick's schedule cleared up a lifesaver. So we're moving on to Nick
20:38Hello
20:39Luckily Nick's schedule opened up and we didn't have to hunt for a new contractor here. She is we ready to go
20:46Yeah, they did obviously some demo
20:49There's just a tiny bit more that needs to happen drywall up to the ceilings need to be removed
20:54Downstairs for the showers shower pan needs to be jackhammered out floors need to go
20:59We do have about a day day and a half worth of yeah skin stuff out and we have to get rid of that roof
21:06Yeah, and replace it with a metal one
21:08The shingles just can't withstand the weather out here
21:11Roofers already scheduled for next week to remove the panels get that all teared off new skylights on new flashing brand new from the top
21:18Then reinstall all the rails make sure all the time to six days just for the roof
21:22Weight materials would be a little longer just because we're not on the one story ten feet up now or two stories
21:28So while we're attacking the roof, our crew will still be inside
21:31Continuing work while the roof is being handled. Thanks. We just need to lock in timeline best-case scenario six weeks
21:41If it was one story I would say let's jam
21:44But I would lean more to the eight and six weeks just to be safe. So eight weeks deal. Yeah
21:49Yeah, okay, when do you think crew can start? How does tomorrow song? That sounds wonderful. All right. Thank you guys. Thank you
21:55Thanks, brother
21:57Let's talk design. I'm
21:59Thinking the whole drive over here you get so many variations of nature the dark black in the lava
22:06You see a lot of red green dark green like there's very earthy tones
22:11I think we lean into that and go dark and moody starting with the kitchen
22:16I'm thinking white uppers with black hardware
22:18then we do a dark gray lower cab on the bottom with white countertops that has bold veining in it and then
22:24Complement everything with fluted terracotta colored backsplash to draw from the red mountain tones. I see in the landscape
22:32I think we do natural floors throughout and organic textures throughout to pick up on the darks of the lava rock and the lights of
22:39The greens from other earth tones with local prints and plants for the guest bath
22:43We'll bring the same terracotta into the shower walls and complement with clean white cabs and black fixtures
22:49We'll do the same thing in the downstairs bathroom. I love that right for the primary
22:55I'm feeling mid-century Zen spa vibes. I love it for the shower walls
22:59I want to do a light beige fluted terrazzo like tile with white floors and then
23:05Cabinets and dark fixtures that complement the other pops of lava tones throughout the house love the whole vibe
23:11We have to figure out this
23:13Exterior bed. Yeah, it looks like a big box boring. It's boring, right?
23:17So again, the overall feel of this house is with the color palette that's inspired by the Kona landscapes all around us
23:24Not black but like dark charcoal body light gray roof trim and garage doors
23:30Yeah, and then I think you warm it up bring in the nature Kona as would
23:36Horizontally on the bottom so it wraps the bottom to the stairs. It'll break it up. It'll give it some dimension
23:42I haven't seen a house colored like that in this neighborhood
23:45So we'll stand out from the rest
23:47The main thing for me is lining up all the materials because any specialty tile that I'm ordering will come straight from, California
23:53Let's get it ordered right now
23:56Now that we have a design plan and our new contractor Nick, it's time to get back to work
24:02Which starts with demo on the floors and the roof?
24:26We're a few weeks in and we're already in the hole we lost about
24:31$15,000 on Robert. We also lost a couple weeks already. So that means another mortgage payment
24:36That means we have to figure out how to do the same job in less time for less money
24:42Otherwise, we're gonna make less than we thought we were just less on less on less on less
24:49It's not sounding very promising here. It's a lot of less
24:52Less
24:54While plumbing roofing and electrical are jamming our order of custom tile from the mainland should be arriving
25:01By the time Nick and his crew are ready for install
25:04Oh
25:20This light right here, can you put that in the truck? So it's really that then and that light Nick's calling me
25:28Yo
25:30What's up, brother?
25:32So what's the updates what's the deets? Yeah, so we're going good man, we're actually starting on the cabinets downstairs
25:39Yeah, two showers are done. I'll guys are in the guest bathroom upstairs. Okay, but we do have a slight problem up here
25:46What does that mean?
25:52Unfortunately, the last six boxes that we had in the pile
25:57Oh
26:00My god, that's
26:03Oh my god, it's all broken and every box is like that, bro
26:10Oh my god, that's multiple boxes
26:17Have you guys started installing already
26:19You have three walls are almost finished and all six boxes are shot that's special order tile from the mainline like it
26:27It's not cheap and it takes so long to come in
26:31So like I can order more
26:33But my concern is time time if it's gonna take a ton of time and money like I hate to say this
26:40But to rip and find something different
26:46Yeah, I know
26:49Yeah, we'll figure it out bro
26:52Okay, brother
26:53Amazing before you flip out. Let me try and figure out how to get the tile without spending all the money
27:01Okay in the meantime, I'm gonna look for plan B
27:11We're on hold in the bathroom, but that doesn't mean that work has to stop everywhere else putting all this boring down first
27:17We have to readjust Nick and his crew are pushing forward with installing light oak floors baseboards and trim around the windows
27:25He'll just have to keep forging ahead with the materials that he has on site
27:29So we can keep on schedule while we manage logistics of our other sites back home on Oahu
27:41You missed one letter
27:44No, ah
27:46There you go rewrite it you're looking up tile right now, aren't you? Yes, I'm stressed out about it
27:53I need you to stop what you're doing and not worry about it. It's not in my DNA
28:07Say hi to uncle
28:10Something for you. Oh
28:14My god, what's in that bag? You got your brother to fly the tile in?
28:24Instead of waiting three more weeks for the tile to come in
28:27I worked a little magic and had my brother Kahana who lives in San Diego
28:33Pick up the tile and fly it over it saves us a ton of money
28:37And I mean, it's just really good to see my brother. Not too bad, babe. Not too bad
28:43Not a pat on the back. Is that all I get?
28:47Huh, is that it?
28:50Glad I could help let's go to Kona. Let's go finish this house
28:57We're on our way to hand deliver this tile to the site on Kona
29:01It's crazy how hard it is to manage issues on this island. I'm gonna leave this here
29:07Yeah, shoot him a quick text take a picture. I mean, he's been waiting on this thing. So I know yeah, they're moving
29:12I mean we need to keep moving so that we can hit our timeline
29:15Which if we keep moving at this space, we should be good like we have all the materials
29:19so we just have to get it installed and
29:22Maybe we finish it on time. We passed the halfway point on this house
29:26We're weeks behind schedule and I'm worried
29:29We'll eat into another $6,000 mortgage payment if we don't stick to our 10-week timeline
29:34So we have trades stacked on top of each other. So while tile is going up in the hall bath
29:40We have another crew putting up tile in the primary bathroom and stucco and drywall is going in around all the new windows
29:57I got the door
29:59The room is not dead
30:02We loved finding the bamboo sofa during clean-out a new piece of furniture just like that on island would cost
30:10$6,000. I mean at least so we're hunting for a new local fabric to reupholster it at a fraction of the cost
30:16And this place is one of the few places on the island that will do it. Oh
30:21No way
30:22Babe, yo, I think I found it Palaka
30:26Palaka you remember my papa like literally only wore Palaka
30:32I feel like if you're from Hawaii, you understand Palaka. Yeah, and then we can layer in more floral designs with pillows and stuff
30:39Let's do it
30:41It feels like modern Hawaii. Did you guys find something? Yeah, we did
30:45We need 15 yards of this
30:47And then I was thinking 220 by 20 pillows of this this and then if there is enough
30:53220 by 20 pillows for this. How long do you think this will take to get this all done? Maybe two or three weeks?
31:00Thank you so much, yeah, thank you
31:03Good fine, babe. I love it while we're out shopping. The interior is getting prepped for paint
31:09The exterior is getting painted and once that's finished. We're gonna get started on landscaping
31:14You
31:19Now that we have the fabric picked out our custom bench pillows are getting made and at the house our
31:24Cabinets for the upstairs have arrived and are getting installed
31:30And the wood siding is getting installed on the exterior to really give this house some character
31:36Everything has to go perfect on the rest of this renovation or else our first
31:40Project on the Big Island is gonna be a total fail
31:44Dude, look at how good it looks babe curb of heel check. The outside looks perfect
31:50Hopefully the inside does too. I hope so. I just want to get it to market before that fourth mortgage payment hits
31:58I mean, I love this foreign. No, so good. I see baseboards in I see windows in I see doors in I see flooring
32:05We hung those cabs. I also want to see the tile the tiles was sweet on
32:10Love the tile choice. So dope and I like looked out to the mountains. It's
32:16Legit this exact color. Yes, those reddish hues on the mountainside
32:22So is it worth it? Yes hundred percent and then the primary
32:29Yeah, Wow
32:31Organic it looks like it has stone
32:34This is a it's gonna be a special bathroom
32:37hundred percent a
32:39Lot actually has been done
32:4299% we just have to get to the finish line. Just frickin jam like there is no time left
32:54Ready go time. This is it
32:57There's just a few days left on this project and we're trying to tie up all the loose ends before staging furniture comes in
33:03So we have trades stacked on top of each other
33:06Our custom hood vent that matches the wood details on the outside is being installed and finally the lower cabinets are getting put in
33:14Then countertops our beautiful backsplash tile and all the last-minute finishes and fixtures
33:20Hey, can you put the light switch covers on we need the appliances in drawers get put in staging coming tomorrow?
33:28We got a boogie
33:35Babe furniture is here. Let's go. Hey, what's up, man? Let's do it
33:41Let's get it new island new stagers and there's a lot of moving parts to get this house done
33:46But it has to look perfect for the new realtor that we'll be working with in Kona so we can get this house on
33:51The market and listed this is dining table. So right here all the green chairs around
33:58This is gonna be yoga room
34:01Kids room and then obviously primary over here in this last room
34:07Yeah, where do you need me start laying out the mats
34:13I'm just gonna take a nap
34:18I mean, there's so much that still needs to get done on this house and
34:23It has not been easy
34:25To do this project
34:28Like it's been really hard I can second you on that
34:32My main focus is let's just pull together finish this project
34:38Hopefully we make money. The first one is always the hardest one and
34:43What can we not do together?
34:46Nothing, but it has to be so hard. You just need a hug
34:50Does it have to be so?
34:52Hard all the time
34:55Okay, let's go okay meltdown over
35:02Finish this house. Okay. I'm done freaking out. The realtor is coming tomorrow. We got to get this done
35:15This is gonna be another all-nighter. Oh
35:18Oh, yeah, the house is done
35:27Looks good in here. Well, we really need to figure out is what we're gonna list that. Let's see what she says. Are they here? Yep
35:38Yo
35:40I
35:41Thanks for meeting us. Yeah. Thank you. Thank you. I just want to say he came in here crushed it
35:46I am thankful appreciate it. It takes a team. Yeah for sure and now it comes over to you. All right
35:52It's all yours turns out that our contractor Nick his wife is an awesome local
35:59Realtor, hopefully he never showed you yet. No, he did it. No, so it's first time
36:03Yeah, everything's all fresh and new for me. So she's gonna come in and sell this house. All right, brother
36:10Okay, I'm excited you can see the exterior already
36:15Gosh, look how beautiful that is. I love how you guys incorporated the natural colors of the island
36:21It's super sexy as major herb appeal. We were going for sexy. I mean, that's what it is. I'll take that
36:30Be ready to see the inside
36:37Oh
36:38My gosh, this is absolutely stunning. I love the open beams
36:43I love just the open floor plan should have seen it when we first got it. You couldn't even see out the back door
36:51I love the details that you guys put in here and then even like going into the kitchen like this is absolutely amazing
36:57Beautiful. Thank you Wow
37:03And
37:04Then how it flows into the living room and just the finishes I just love everything you folks who did here
37:10It's so inviting and with the vaulted ceiling. It's just adds so much more space
37:19Stunning I love it. I
37:22See some stairs here. So what's down there?
37:24There's actually another bedroom with a little wet bar and a full bathroom down there
37:31Also has its own entrance from the outside so
37:36Potentially somebody buys it they can rent that space out or multi-gen option
37:42Absolutely a great feature to have what's down the hallway here two bedrooms on the left and then straight ahead is the hall bath
37:50There it is. Oh, wow. I love how you folks like set it up as a yoga area yoga meditation
37:57I love it. So nice about this. Is that the window peeks out?
38:01So you just have that additional tranquility in the views
38:09This is a beautiful room
38:12Oh my gosh, this is so cute. Isn't it cute? I love it
38:19It's
38:22So stunning the hall bath is next. All right. Oh, I love it
38:27The colors are perfect. It feels custom. It nods to the landscape. I love how it continues the vaulted ceilings as well
38:35Just gives it character
38:39The main event really is the primary I'm excited for you to see it
38:45First stop on suite
38:49My gosh, look how big this bathroom is the dual showerheads. Yeah, it is luxurious
38:56It is grand. I
39:01Love this bathroom. I can see why I love it. So, let's see how this bedroom is Wow
39:08This is stunning. It's the vaulted ceilings again. I also love that you still have another slider door here
39:15So you have easy accessibility out and check out for my area exactly
39:22Great job. Thank you. Fantastic. So you've seen the inside. Let's go see the lanai. Oh my gosh
39:30This lanai is huge. This is a whole nother living space. It just opens up a whole nother area of entertainment
39:36You have your dining area not only inside but outside and just how you folks carry that color palette
39:42Yeah again to the back of the house
39:46You want to check out this bamboo couch we restored it's perfect out here
39:50Absolutely, then as you can see and there's tons of grass. It's flat back there. I love the privacy the trees
39:57It just gives you that privacy from the neighbors. Yeah
40:01You can see the ocean from here you can get a little peekaboo, I love it in the description. Yes
40:09That's a great selling feature as well
40:12Okay guys, I love what you folks did with the house and so let's talk some strategy curious to see what you folks have in mind
40:21It's a beautiful home, I know you have a number in mind, so what's that number?
40:26I felt like this size house done the way that we do it. We were gonna list that like 1.2
40:33Honestly, I think it's a little low, you know and looking at the recent comps
40:37I think you guys can go much higher than that, but that may narrow down the buyers pool
40:42Yeah, and there may be additional waiting time holding costs are going to be involved
40:47I mean, I like the idea of being able to recoup costs
40:51But at the same time if it sits longer, we're just spending more to hold it
40:57I really think the strategy on this should be we list it a little bit lower and more aggressively and get a quick sale
41:041.190 and get this thing sold. I love that strategy
41:09You'll get a lot of activity and we'll get a lot of buyers in. 1190. There it is. Okay
41:15From the beginning this house has been
41:18Super hard. We had the HOA fine, had to fire the contractor, find a new contractor
41:25Materials getting here has been challenging, tile being broken. It has not been easy at all
41:32Aloha, thank you so much for coming. So this home is three bedrooms three baths. There's also a separate rental unit
41:39We're hoping the open house goes smoothly and that we can get a quick sale at right around our ARV of 1.2 million
41:45It's all custom. Oh nice
41:48What a great space. I really like the color tone. Price is at 1.19. That's a great price.
41:55I love it
41:58All right, it's been five days and we got a full price offer at 1.190 and we're taking it. Taking it.
42:07Moving on. We purchased the house at 625. Yep. Immediately we had to pay an HOA fee
42:15Our renovation and was two hundred and twenty thousand dollars
42:20Then withholding costs and selling costs of two hundred and fifty thousand dollars
42:26Then withholding costs of two hundred and forty one thousand dollars. We're walking away with a fifty four thousand dollar profit
42:32With everything we went through on this house huge one
42:36I think it's a good measure to understand that yes
42:39We can do this up here and it's just the starting point for a massive
42:45Expansion into the Big Island market. Exactly. We're doing more in Kona. Yes. I think we're doing more in Kona
42:53She's too happy for about that. The thing is is like even if I said no we would still do another project in Kona. I mean she knows me too well.
43:04Kicking and screaming
