01:31So Tristan and I are gonna go check it out.

01:40It's a two-bed, two-bath, 1,500 square feet.
01:43And if we're gonna be able to hit the ARB that we need to hit, we're gonna have to find

11:45And we're gonna put a bedroom where the kitchen is now.
11:47So we're gonna enclose the patio
11:49to capture that interior square footage
11:51and get that fourth bedroom.

20:57In the kitchen, we are keeping the original cabinets,
21:00but we're changing out the countertops,
21:02backsplash, fixtures, and appliances
21:06to give it an updated and modern feel.
21:08Anytime you're working with a small space,
21:10you want to go light,
21:11so we're putting light-colored flooring in there
21:14to make it feel bigger than it is.
21:16In the bathroom, we're doing new flooring,
21:18new countertops in the vanity, new sink,
21:20plumbing fixtures, light fixtures,
21:22and tile in the shower to give it a fresh, custom feel.
21:32If all goes according to plan,
21:33the potential profit on the condo
21:35will cover the expense on the roof.
21:37But best-case scenario,
21:39we don't see that money for at least a month,
21:42and our crew is spread out between two projects.
21:47We've barely even started on the inside of this house,
21:50and we've spent a ton of money,
21:52and we only have six weeks left until we go to market.

21:58we got concrete to fill in all the trenching,
22:00as well as all of the landscaping that has to get done.
