00:00I think it's one of the worst houses we'll probably ever encounter in our entire career.
00:06This house excites the crap out of me.
00:09I'm Kamohai Kalama, right?
00:13And I'm Tristan Kalama.
00:14I put on extra deodorant for this.
00:16We buy and renovate homes in the most challenging place in the country, Hawaii.
00:21The shipping is more than the actual material cost.
00:23The real estate here is crazy expensive.
00:26So to make this work, we have to take on some of the most run-down homes on the island.
00:30Oh, good heavens.
00:33How do we do it?
00:34Our giant family.
00:35I have 87 first cousins.
00:38Yo, what's up, cuz?
00:40More than anything, we want our children to be good human beings.
00:44Exactly.
00:45Can't have little a**holes walking around.
00:47Little a**holes walking around.
00:57Today, we're in Kailua in a neighborhood called Kealoo Hills.
01:03If you go across the mountain, you're right at the ocean.
01:07This area is home to a variety of different families, grown families, young professionals,
01:13and second generation families.
01:16The median list price is right about $1.5 million.
01:19Fixer uppers here in this area are pretty rare to come on market.
01:25So when our friend and agent, Jocelyn, told me about this new listing, I put an offer
01:29in right away without telling Trista.
01:33It's completely normal.
01:35Can you guess which one it is?
01:39Yeah.
01:40It has amazing curb appeal.
01:43You just see wall.
01:44I mean, I can kind of see the carport.
01:51It doesn't look structurally okay.
01:54Look at the beautiful driveway.
01:55Oh, it's gorgeous.
01:56Yeah.
01:57There's the house.
01:58Doesn't it look small from here?
02:00Very small.
02:01But majority of the houses we buy look small from the front, but they're actually not.
02:04They're deceiving.
02:05Well, I know it's not because tax record says there's a bunch of square footage.
02:08How much square footage?
02:091,800.
02:10Oh, yeah.
02:11That's huge.
02:12Yeah.
02:13So what are the deets?
02:14This owner listed this house six months ago for like $1.750.
02:20That's way too high for a fixer.
02:22So over the last six months, they dropped price down to 1.6.
02:261.6 still seems kind of high.
02:28I mean, way too high.
02:29So I put an offer in for 1.2 million.
02:32They accepted that?
02:33They countered at 1.250, and that's what we're in contract for.
02:38Okay.
02:391.250 is a pretty high purchase price.
02:42So do you think you should talk to me about that?
02:45You know.
02:46All right, well, we're not even inside the house yet.
02:50And like the wall and regrading the driveway and new concrete, we're like over $100,000
02:57already.
02:58Noted.
02:59Noted.
03:00A lot of money spent on the outside.
03:02I like the area, though.
03:03Yeah.
03:04The area's great.
03:05The area's great.
03:06Look at the wall, babe.
03:10It's not just the front part.
03:13It looks like it wraps around the perimeter.
03:17I like this, though.
03:18You have views.
03:19It looks like it even gets better in the backyard.
03:23There is a surprise back there that was in the pictures on the MLS.
03:27I love surprises.
03:28A good surprise.
03:29Well, let's go inside, figure out how much more this is going to cost.
03:33Ta-da.
03:34Fully 80s glass blocks.
03:40Dude.
03:42There's a lot going on here.
03:44I mean, this would all come out.
03:47Yeah.
03:48I'm just trying to take it all in.
03:49I think we have to rework the entire layout.
03:52I know.
03:53Everything goes and then rework it.
03:55Dude, what happened to the floor?
03:59Yeah.
04:01All these tiles are buckling.
04:04So foundation.
04:05Add it to the list.
04:06I mean, we have all kinds of concrete work we already have to do.
04:10Great.
04:11First bedroom.
04:12Look at the orange carpet.
04:14Nice.
04:15It feels small and dark.
04:17It is still a little bit small.
04:18Is that a closet?
04:19I mean...
04:20Oh my...
04:21What?
04:22We've entered the red light district.
04:23Oh my gosh.
04:24What was this?
04:25Hall bath.
04:26It's actually a good size.
04:27Yeah, I mean, it is a good size.
04:28Don't look in the toilet.
04:29Oh, jeez.
04:30Okay, do not go into that bathroom.
04:31I said don't look in the toilet and you leave it.
04:32I mean, you can't tell me to not do something.
04:33And look in the toilet.
04:34The first thing I'm going to do is do a bathroom.
04:35I'm going to do a bathroom.
04:36I'm going to do a bathroom.
04:37I'm going to do a bathroom.
04:38I'm going to do a bathroom.
04:39I'm going to do a bathroom.
04:40I'm going to do a bathroom.
04:41I said don't look in the toilet and you leave it.
04:42I mean, you can't tell me to not do something.
04:43And look in the toilet.
04:44I mean, you can't tell me to not do something.
04:45The first thing I'm going to do is do it.
04:46The first thing I'm going to do is do it.
04:47Okay, then there's our second bedroom.
04:48Okay, then there's our second bedroom.
04:49It's small.
04:50Yeah, very small, huh?
04:51Yeah, this layout just feels confined.
04:52There's no flow.
04:53Too many rooms.
04:54Exactly.
04:55Okay, so this is...
04:56Primary, because that's the bathroom.
04:57This is the primary, yep.
04:58Tiny primary.
04:59Tiny.
05:00Tiny.
05:01Tiny.
05:02Tiny.
05:03Tiny.
05:04Tiny.
05:05Tiny.
05:06Tiny.
05:07Tiny.
05:08Tiny.
05:09Tiny.
05:11It's a tiny primary and check the shower out.
05:13It's nice.
05:14Cockroach.
05:15There's two bedrooms.
05:16Two more bedrooms on this side.
05:17There was three on this.
05:18Three, four, five.
05:19So, which one isn't legal is the question?
05:20Well, there's two that aren't legal.
05:21These two.
05:22Gotta be these two.
05:23There's definitely some termite damage in this one.
05:24Water damage.
05:25Roof.
05:26Gotta do the roof.
05:27Just checking all the boxes here.
05:28I know.
05:29Well, hopefully the wow factor is on the outside.
05:31Water damage, roof, got to do the roof.
05:35Just checking all the boxes here.
05:37Well, hopefully the wow factor is on the outside.
05:41This is a part of Kailua we would kill to do a deal in.
05:43I mean, the house itself isn't terrible from what
05:46we're used to, but the huge failing wall out front
05:49and around the whole perimeter of the property
05:51is a huge red flag.
05:53And it's a pretty high price point,
05:54which is a lot of risk for one project,
05:57but definitely a higher return.
05:59Totally.
06:00I hope this door opens.
06:02This gets taken off like this.
06:05Oh, my gosh.
06:08This is a surprise.
06:09Potentially expensive pool rehab.
06:12Well, at least it holds water.
06:14That is the biggest pool I've ever seen in my life.
06:17Look at how dirty it is, though.
06:19It smells like a dirty fish tank.
06:23I think to be safe, we have to assume that we're going
06:26to have to retile the pool.
06:28So it's going to be expensive because of just how big it is.
06:33But I mean, look at this, babe.
06:35That's beautiful.
06:36Envision.
06:37This, not so much, but this.
06:39There's so much potential.
06:41I agree, but factoring in the wall
06:43and being super conservative, saying that's like $100,000
06:47to do all the perimeter walls and the driveway,
06:51I think we're between $350,000 and $375,000 on this thing.
06:54I originally budgeted $250,000 for the reno.
06:58When I put the house under contract at 1.250,
07:01I assume the ARV is going to be right around 1.875.
07:05And the hard construction costs right around $30,000.
07:08I'd say $220,000 on finished materials.
07:12So total reno at $250,000.
07:16With closing, selling, holding, we're adding another $175,000.
07:20And assuming we can get all of that done in about 16 weeks,
07:24that would leave us with a $200,000 profit.
07:28But now with all the structural issue
07:29with the walls, the driveway, the swamp that's supposedly
07:34a pool, this could cost anywhere from $350,000 to $375,000.
07:40And that would just eat up half of our potential profit.
07:42We're in our inspection period, so to be conservative,
07:45I think you need to go back to them
07:47and ask for $100,000 credit.
07:49It's either we try, and they say yes, or they say no,
07:53and we just move on to another property.
07:55Do you love it, though?
07:57I love the view.
07:57It's freaking amazing.
07:58And an Olympic-sized swimming pool.
08:01OK, so I'll get in touch with Joss.
08:04I'll tell her we need it for $100,000 less.
08:08See what happens.
08:08See what happens.
08:09Might not get the house.
08:10Oh, ah, ah, ah, ah, tell me crazy.
08:16We love taking our kids to the beach after school.
08:19And today, we're heading to Waimanalo Beach Park.
08:22It's one of our favorite beaches.
08:25And what makes this day extra special
08:27is both of my sisters are here from the mainland
08:30with their kids.
08:31So it's like a mini Kalama family reunion.
08:34Oh!
08:35Oh, Butterfinger!
08:39Yeah, this is awesome.
08:40I know.
08:41All the grandkids.
08:42Everyone.
08:42We got to get a photo of all of us together.
08:45Yeah, yeah, yeah.
08:46OK, everyone get in for a photo.
08:491, 2, 3, smile!
08:52Did everyone get up?
08:56Hey, Joss.
08:58Really?
08:59OK, I'm going to tell Trish.
09:01She said the $100,000 credit that we asked
09:04for for the Keolu Hills house.
09:05They accepted it?
09:06They accepted it.
09:07Wow.
09:08I didn't think that they were going to go for it.
09:10After sitting on the market for months,
09:12probably because no one wants to deal with the failing
09:15wall or nasty pool, and after a little back and forth,
09:19the seller agreed to lower their asking price
09:21$100,000, and we got the house at $1.15 million.
09:26It never hurts to ask.
09:27You've always got to shoot your shot.
09:29It's a good area, though.
09:30A really good area.
09:31Yeah.
09:31A lot of original owners and everything.
09:33Yeah.
09:34Good job, babe.
09:34Kiss.
09:43Now that we own it, we need to figure out this layout,
09:46get bids, and submit the permit.
09:48OK, guys.
09:49So here's what I'm thinking.
09:51Blow this all out.
09:52So when you walk in from your front door,
09:54you literally see a bright, open living space
09:56and the Olympic-sized swimming pool,
09:59which you have to get Pierre out here to make not
10:01smell like a huge fish tank.
10:03It stinks.
10:04It's so stink.
10:04It's so stink.
10:05Is it that bad?
10:06It's the most gross fish tank I've ever smelled.
10:07Very stink.
10:08To maximize living space and hit the ARV we need,
10:11blow out all these walls, get rid of these five tiny bedrooms,
10:15and make room for four spacious bedrooms.
10:17I also want a large, open living space with sight
10:20lines straight to the pool, which means moving the kitchen
10:23and trenching for new plumbing.
10:25And when we open this up, I think we should add a dry bar.
10:28I love that.
10:29So I think for as far as like just breaking
10:31shit right now, I think we just focus on demoing out the kitchen
10:35and demoing out all of this.
10:36You want a seat to the back right now?
10:38I want a seat to the back.
10:40Let's go.
10:50Hey, Trish.
10:51Yeah?
10:52Floor right here.
10:53OK.
10:55Guys, everything out.
10:57While we're cranking away at demo,
10:59Travis is meeting a concrete guy to start getting
11:02bids on all the exterior walls.
11:04We need this to come in under $100,000.
11:07Anything more than that and we're
11:09just burning through profit.
11:10Real unstable, too, huh?
11:11Yeah.
11:12Oh.
11:13How much feet you think we're talking about here?
11:15Over 150.
11:16You see how far this wall go?
11:18Oh, bro.
11:19All the way down.
11:20That's major.
11:20Oh, my god.
11:22Yeah, bro.
11:24We're talking one big job here, bro.
11:25Yeah, I know.
11:29Hey.
11:30So I just met with the wall guys.
11:32What?
11:33$125,000.
11:35$125,000?
11:37$125,000?
11:38Yeah.
11:38$125,000?
11:39$125,000?
11:40$125,000?
11:41$125,000?
11:42$125,000?
11:43No.
11:44We can't pay that.
11:48The best I could find so far is $125,000.
11:51That's not going to work.
11:52That's basically just the CMU.
11:55That's not addressing the driveway or the pool.
11:58We literally can't do it.
11:59There has to be more guys that can
12:01come in under $100,000.
12:03We got to keep looking.
12:05I got one more guy I can call and then I
12:06can try and see if there's a way
12:08we can salvage portions of it.
12:10I told you it was going to be expensive AS.
12:11Well, we know it's going to be expensive.
12:13So I think we just haven't found the right person yet.
12:15Do you guys understand how extensive this is?
12:17Let's just all cross our fingers
12:19and hope that this last guy is going
12:22to come in where we need him to.
12:23Don't be surprised if it's not what you want to hear,
12:26unfortunately.
12:26Well, we just got to keep looking.
12:28I mean, I might know another guy.
12:30Let me give him a call.
12:31I got my phone in the truck.
12:33Come on.
12:34I knew that was you.
12:35Dude, Greener.
12:37What is up, bro?
12:39What's up, dude?
12:40I can't believe you live up here.
12:41Yep.
12:42I live three houses up right there.
12:43Such a small world, bro.
12:45What do you got going on over here?
12:46Dude, we're renovating this house.
12:48It's about time.
12:49It's an eyesore.
12:50Have you ever been in the house?
12:51I have not, and I've always wanted to go in.
12:53Come check it out.
12:54Bumping into an old friend we haven't talked in a long time,
12:58but it's really, really cool to know he lives up the street.
13:01Greener, how crazy is that?
13:03I'm going to show him the house.
13:04He literally lives three houses up.
13:07That's crazy.
13:08Well, sorry, I made a lot of noise today.
13:10No, it's fine.
13:11And the next couple months, probably.
13:14Oh, my god.
13:16Wow.
13:17So we did a little bit of demo, just a little.
13:19Did you ask him about the retaining walls?
13:21Is it CMU, or is it rock?
13:23I have a graded front.
13:24Oh, nice.
13:25So it's graded all the way down to the street.
13:27I noticed a lot of the houses have nice rock walls.
13:30Yeah, the rock walls are really beautiful on this street.
13:33So if you could transform this and turn it into that,
13:36our entire street would look gorgeous.
13:38We're going to make it better than that, I promise.
13:40It'll definitely be better than that.
13:51With initial demo done and the permanent process,
13:54Travis and the team can finish the walls
13:56and assessing any further damage to the house and pool,
14:00which can only be done after it's completely drained.
14:02I'm heading over there to check out the progress
14:04and meet with a new wall guy to hopefully get
14:08a cheaper estimate.
14:10What's up, buddy?
14:11Yo, welcome to the chaos.
14:14Demo'd.
14:15Yeah, basically, we're trying to get the dumpster loaded.
14:17But want to come take a look, see how it's going?
14:20Let's go check it out.
14:20Find any issues yet?
14:22Not too alarming, other than some termite damage
14:24that we kind of foresaw.
14:26Yeah, we know that basically everything
14:28in Hawaii that's been neglected for any time.
14:30Every house we do.
14:31Has some termite damage.
14:32I peeked out when I walked in.
14:33I could see a little bit of the pool back there.
14:35It does not look like what it looked like last week.
14:38Overall, it's pretty good shape.
14:41How long do you think it's going to take to frame?
14:43Less than a week, and then we can all
14:44just game plan from there.
14:46Nice.
14:47Hey.
14:47Hey.
14:48What's up, Sione?
14:49How's it? How's it?
14:50Come on in.
14:51I see that wall up there in the front.
14:52That's why I gave you a call.
14:53Let's go take a look.
14:57We have issues here.
14:58We have some on that side.
15:00It wraps the entire side of the property.
15:02I'd like to try and save as much as possible
15:05and only address where the issues are instead
15:07of rebuilding the whole wall.
15:09You found the right guy.
15:09I love it.
15:10We got this wall, the one coming up the driveway.
15:13That one's obviously failing.
15:14Yeah, no salvaging whatsoever on that one.
15:17This wall, same issues.
15:18She's going for sure.
15:21You see it?
15:22Yeah.
15:23Too many moisture going to it.
15:25That's what makes the rebar expand.
15:26You can see all the issues all the way down this side, too.
15:29Oh, wow, this property goes all the way to the back.
15:31Goes all the way to the back, bro.
15:32This is way safer than what you're looking at down there.
15:34Down there.
15:35Down there, it's ready to go.
15:36And that'd be the worst thing, to have
15:38just somebody walking their dog and the wall just comes down.
15:40That's a huge liability.
15:42How long do you think something like this would take here?
15:44Roughly three weeks.
15:45OK.
15:45How long do you think it's going
15:47to take to get an estimate back?
15:48Later on this evening, you should have that in your email
15:50and get that situated.
15:51Right on.
15:51If you've got to take measurements or whatever,
15:53just we'll be inside.
15:54Appreciate you.
15:55While Sione looks deeper into how much of the wall
15:58is salvageable to finalize the quote,
16:00and with our permits approved, Tristan and I
16:03can finally talk design, get these fixtures and finishes
16:06agreed upon, so we can get them ordered.
16:09Is Pierre done with the pool?
16:10He's not done yet, but he's working on it back there.
16:13OK.
16:14Do you want to walk me through the design?
16:15Yeah.
16:16So do you remember when we first walked this house,
16:18there was just marble everywhere?
16:20And glass blocks.
16:21And glass blocks.
16:22Not putting glass blocks back, but I
16:25want to bring the marble back in an elevated way.
16:28OK.
16:29Marble can feel pretty cold.
16:30It does feel cold.
16:31So I want to warm it up with a oaky flat panel cabinet.
16:36I love this cap.
16:37We'll do these blonde oak vinyl planks throughout,
16:40and then we'll modernize it with a lot
16:43of black and gold fixtures.
16:45I want to go with an elevated coastal farmhouse
16:48vibe in this house.
16:49But I also want to pay respect to the home's
16:51original features.
16:52So I want to warm things up with light oak cabinets and floors,
16:57custom marble for the backsplash,
16:59and light gray counters in the kitchen.
17:01I'll elevate the space with black fixtures
17:03and a black farmhouse sink.
17:05And we'll use another marble backsplash
17:07to tie in the dry bar.
17:09Ooh, a black farmhouse sink.
17:10A black farmhouse sink.
17:12For the face of the island, I think
17:14we need to do, like, wood slats.
17:16I'm also thinking to wrap the vent hood in the same material
17:20as the island.
17:21It's a high price point, so everything has to be elevated.
17:23Yeah.
17:24OK, so that's kitchen.
17:25This is hall bath.
17:27And then we run this vinyl wood look into the bathroom.
17:31This water proof.
17:31Vinyl.
17:32Yeah.
17:33This is all three tub surrounds.
17:35And a black sink in here as well.
17:38And then we do a flat panel white cabinet
17:41with black poles throughout.
17:42I like it.
17:43For the primary bathroom, we're going to go
17:45with small marble arched tile with a white countertop
17:49and the pop of modern with the black sink
17:51and the black drawer pulls.
17:52So different.
17:53I know.
17:54I love it.
17:55I also want to tie in the wood slats
17:56from the face of the island into the primary bedroom.
18:00And I'm thinking timeless and sophisticated
18:02with white paint and black trim on the outside
18:04to complete the farmhouse look.
18:06Yeah, I mean, that works for me.
18:08So what is in stock?
18:10What's out of stock that we have to order?
18:12Cabs in stock.
18:13Flooring in stock.
18:15Countertops they have.
18:17All of the tile is special order.
18:19But they said four to six weeks to get it on island.
18:22You know I always get worried when we have
18:24to order stuff special order.
18:26I know.
18:27So I want to order it right now.
18:29OK, let's get it ordered.
18:31Hey guys, I'm done with the pool.
18:32If you guys want to check it out.
18:34All right, let's see how things look.
18:37Oh my gosh.
18:41Looks like a brand new pool.
18:42Yeah.
18:46This is what you guys had under all that green.
18:48No way.
18:49How?
18:50We drained it, gave it a good cleaning,
18:52filled it back up and brand new pool.
18:54Night and day.
18:55Like you didn't have to replace any tile or nothing.
18:57Nope.
18:58What do you guys think of those dolphins?
19:00Maybe we sell it to a family that has young kids
19:02and they love the dolphins.
19:03Exactly.
19:04This is awesome news.
19:06We're still updating the mechanicals as planned.
19:08But with no major plumbing or tile damage,
19:11we're actually going to come in under our budget for the pool.
19:14Yeah, I actually saved a little bit from.
19:16No, thank you.
19:17Oh no.
19:18Oh my gosh.
19:19This is a sample.
19:20And I basically took a test of it
19:22to make sure there was no toxins or anything.
19:24Yeah, it looks like spirulina.
19:25It's just algae and nasty stuff.
19:27Pretty nasty stuff.
19:28Dude, look at all the gross stuff.
19:30I was like, what are you drinking there?
19:32What would you pay him to drink that?
19:33How much?
19:34Don't do that.
19:38I'm like, no.
19:41Don't you?
19:44You're kidding, right?
19:46No.
19:47You want to try it?
19:48That's not from the pool.
19:49There's no way.
19:50It's not from the pool.
19:51I was like, you're never getting it.
19:53You have no clue, though.
19:55You're stupid.
19:57That was so good.
19:58You totally bought into it, too.
20:01Thank you for pulling that off.
20:03All right.
20:03Right on.
20:04That was nice.
20:05Yeah.
20:06No recidivate.
20:07Well, I'll catch you guys later.
20:09Good luck at the house.
20:10Sounds good.
20:10All right, see you.
20:11Bye, y'all.
20:18Hello?
20:19Hey, come on.
20:19I'm standing here.
20:20Hey, what's it looking like?
20:21Good news for you is we're kind of reviewing everything.
20:24We're able to keep all the budget
20:25within the $80,000 of yours.
20:26No way.
20:27So that includes everything, labor and material?
20:30Yes, sir.
20:31Nice.
20:32Nice.
20:33OK, so when can you guys start?
20:34You sign them.
20:35We send them.
20:36OK, brother.
20:36Mahalo.
20:47With the deal done, Sioni and his team
20:49can get to work repairing damaged parts of the wall
20:52with like-for-like CMU block.
20:55We're also getting to work inside,
20:57framing the kitchens and the bedrooms
20:58and putting in new windows.
21:02We had a big win with the pool not being a huge reno.
21:06And now another with my dude Sioni
21:08coming in under the $100,000 that we had budgeted.
21:12His team determined that the bottom half of the CMU wall
21:15was in good shape.
21:15So they can salvage that and replace
21:17the top half with new CMU, as well as the entire perimeter.
21:22And that was amazing, because his final price
21:24was only $60,000.
21:26So we're taking some of those savings
21:28to see if we can add a rock veneer to the front facade,
21:32because we want it to fit the vibe of the neighborhood.
21:35So that means driving out to a rock veneer shop
21:38in Waimanalo, which is just 15 minutes away from the house.
21:43Wow, look at this place.
21:44Look at the mountains.
21:45I know.
21:46It's so beautiful back here.
21:48I'm a little nervous on how authentic it's going to look,
21:51because we've never used this product before.
21:53But out of all the places that sell full rock facades,
21:56this place is supposed to be the best.
21:57She said that it's on the buildings itself.
22:00So look at the buildings to see the different types of rock
22:04that they have.
22:09I like that.
22:09Yeah, I like those.
22:10They feel like real rocks.
22:11It's crazy.
22:13Let's go find somebody to talk to.
22:19Aloha.
22:20Hey.
22:21So we've been looking around.
22:23We see some of the veneers up on the buildings.
22:26Do you have any samples that we could feel?
22:29So these are the different stone veneer options
22:31that we custom fabricate.
22:33This feels like a real rock.
22:35Well, the veneer itself was cast from a real rock.
22:37That's why.
22:38Yeah, yeah, yeah.
22:38This stuff is legit.
22:40Can we get a quote on this?
22:42For sure.
22:43How much rock did you need approximately?
22:44530 square feet.
22:46OK.
22:48So at about $11 per square foot for the 530 square feet
22:52that you need, you're looking at about $7,000
22:54for the material cost.
22:55That would include the additional material
22:57to install the veneer.
22:58OK.
22:59What do you think labor is going to cost?
23:01$20 to $25 per square foot.
23:03OK.
23:03Not bad.
23:04OK, so I mean.
23:05It seems to be right at our budget.
23:07So this is good news.
23:09This is great news.
23:10We'll take it.
23:11Let's do it.
23:12OK.
23:12Unscheduled delivery.
23:19Oh, wow.
23:19Look, babe.
23:20Look at how much they got to save.
23:22What's up, brother?
23:23Hey.
23:24Looking good.
23:25How's it going?
23:26Going good.
23:27Yeah.
23:27The front looks good.
23:28It'll be a lot better, a lot stronger.
23:30And it looks really, really good.
23:31I'm glad we got to save as much as we did in the front.
23:34Yeah.
23:35How much longer, you think?
23:36So if you could give us at least a week,
23:38that would be good.
23:38Yeah.
23:39Yeah.
23:40Yeah.
23:41Yeah.
23:42Yeah.
23:42Yeah.
23:43Yeah.
23:44Yeah.
23:45Yeah.
23:46Yeah.
23:46Yeah.
23:48OK.
23:49By the following week, everything
23:50should be done already.
23:50Well, right on.
23:51We're going to let you get back to work.
23:53Yeah, I appreciate it, bro.
23:54Appreciate you guys.
23:55Shoot.
24:00Wow.
24:02Good.
24:03Framing's all in.
24:04It looks like they started electrical.
24:06And you can see out to the backyard.
24:09I cannot wait to see all of the design elements
24:12come into the space and really bring it to life.
24:15Looks like a lot of the stuff is already here.
24:17Fixtures, flooring.
24:19They're jamming.
24:20Looks good.
24:26Things are jamming at the house with concrete and drywall
24:28happening this week.
24:29The final fixtures are arriving to complete the island farm
24:33house details throughout.
24:36With things moving at the house, we're
24:38going to take a sec to check out a new opportunity
24:41that we've been passing every day on our way to the job site.
24:45It looks vacant, so maybe we can make a deal
24:48happen before it hits market.
24:50This is it.
24:50I don't know.
24:52It's kind of cool.
24:53You have access from down here and from the street above.
24:58Hang on.
25:00What's up, Trav?
25:02Oh, what the fuck?
25:05Are you kidding me?
25:07Can you call the cops?
25:08I'll meet you over there.
25:09But we got to call the cops.
25:10Babe, we got to go.
25:13The house got broken into, and they stole a bunch of our stuff.
25:17Are you kidding me?
25:18No, dude.
25:19Trav just called me.
25:21He says it's like 25 grand worth of stuff.
25:27This cannot be happening.
25:31It's all that stuff that was over there.
25:33Yeah.
25:34What happened?
25:35What did they take?
25:37Plumbing, electrical, your faucets,
25:39your shower fixtures, lights.
25:42Flooring's gone.
25:43Oh, my god.
25:46That's five, six grand right there.
25:49I'm not done yet.
25:50AC compressors, chop saws, a lot of tools, an air compressor.
25:56They stole tools.
25:57It's a lot of stuff.
25:58It's fucked up.
25:59How did they get in?
26:00I'm assuming it's this window I found.
26:02What the fuck?
26:02It was sitting like this, left, right, like that.
26:05In Kailua?
26:06We were ready to be almost done.
26:08Exactly.
26:08Flooring's supposed to go in tomorrow.
26:10That's going to put us behind.
26:12This sucks, big time.
26:15It's just so shame that people go
26:16around doing stuff like that.
26:20We're estimating at least $25,000 of equipment
26:24and material were stolen.
26:26And even though we're covered by insurance,
26:28we're still going to have to eat a $15,000 deductible
26:32on top of all the time it could take to resource and reorder
26:36all the material.
26:37And with any delays, we risk pushing past our deadline,
26:41which could mean another mortgage payment of $10,000.
26:44We've never had a theft like this on a property.
26:47I know.
26:48Now we have to be more vigilant.
26:50This just sucks.
26:52Thank god the appliances weren't here yet.
26:54This is literally the one time that having special order
26:58tile is helping us.
27:00Oh my god, that's not even funny.
27:02Too soon?
27:03I need to go get a massage now or something.
27:05Well, we got to wait for the police officer.
27:09Looks like the officer's here.
27:16Dealing with a robbery in the middle of a renovation
27:19is something we've never had to deal with before.
27:22And it is a huge setback.
27:24But we can't let it keep us from all the things that
27:27still need to be done, like installing the veneer,
27:30sourcing new materials, getting the crews scheduled,
27:34and filing the insurance claim.
27:37Hey, this is Kamohai Kalama.
27:39I have to file an insurance claim on a robbery.
27:43With the insurance claim submitted,
27:44we need to source and order all of this replacement material
27:47ASAP.
27:51OK, this is the one we're looking for.
27:53That's it.
27:54Awesome.
27:54That's one more thing off the list.
27:57We have to reorder all of this.
27:59No problem.
28:01Whatever you have that looks similar, we'll take it.
28:04We just need it fast.
28:08It took a lot of work.
28:10But everything is sourced.
28:13It's here, or it took a few days to get here.
28:16But we have fully recovered from our break-in.
28:18So now it's all hands on deck to try and hit
28:21our 16-week timeline, hoping nothing else goes wrong.
28:24In addition to finishing up our rock wall,
28:26we're also going to be adding landscaping
28:28to make the property inviting straight from the street.
28:32With only $70,000 left out of our $350,000,
28:36we don't have any money to spare.
28:39The blonde oak floors are one of the key things
28:42to help capture and bring to life
28:44this island farm-style vibe.
28:46And our custom tile arrived right on time.
28:49New cabs are here too.
28:51The cabins are getting assembled and hung in the kitchen.
28:53And I'm really loving the recessed pantry
28:56for all the added storage in that space.
28:58And then when you add the marble, it's the modern.
29:01It's beautiful.
29:03Oh, not too heavy.
29:05No, they're light.
29:06Yeah.
29:06Yeah.
29:07That's nice.
29:08From the savings we had not needing to repair the pool,
29:11we're installing a custom pergola to elevate the backyard.
29:15My buddy Nalu is here to help me install it.
29:18And it's really going to help capture
29:20all these unbelievable views.
29:23So we're going to start with the pergola.
29:24We're going to start with the pergola.
29:26We're going to start with the pergola.
29:27We're going to start with the pergola.
29:29We're going to start with the pergola.
29:31We're going to start with the pergola.
29:33Doing it ourselves also keeps it from being
29:36this huge hit to our budget.
29:38I love how it's turning out.
29:41This is the perfect piece to accentuate
29:45all of these views, dude.
29:46Seeing the sun rays through the clouds.
29:49Nothing better.
30:00Rock wall looks unreal.
30:02It's gorgeous.
30:03Definitely worth it.
30:04I love it.
30:05Landscaping starting.
30:08It looks much better.
30:10The fence looks good.
30:11I know.
30:12So we just got to figure out what is left to do and do it.
30:16This looks so good.
30:18I was worried about this, but it looks real good.
30:20I love the slot.
30:22OK, let's check the rest of the place out.
30:24Yeah.
30:25This looks great.
30:26Yeah, I love it.
30:26This room is sick.
30:28So farmhouse-y.
30:30Love it.
30:30Literally one of my favorite tiles we've ever done.
30:34It's getting there.
30:35So let's talk timeline.
30:36What still needs to happen?
30:38Front tile needs to get grouted.
30:39Landscaping needs to get done.
30:41Vent insert and quartz needs to get installed.
30:44Pool decking needs to get painted.
30:46The appliances need to get installed.
30:49The fridge and the dishwasher are
30:51getting delivered on Thursday.
30:53The vent insert is supposed to get delivered today.
30:56Today?
30:56Yeah, and then they're going to fabricate tomorrow.
30:58OK, so we have no problem getting
31:00it in in time, then?
31:01I'll double check, but we should be good.
31:03Yeah, OK.
31:03While you do that, I'll make sure
31:05the appliances are handled.
31:07Hey, I need to check on the status
31:09of an appliance delivery.
31:12Babe, it's not good.
31:15We have a problem.
31:17What?
31:17The vent insert, it was supposed to get delivered today.
31:20Now it says pending.
31:21So it doesn't even say it's confirmed
31:23to get delivered today.
31:25What does pending mean?
31:27The last time something said pending,
31:30we literally waited a month for it to come in.
31:33We don't have a month left on this house.
31:36Like, we're ready to go to market.
31:37We can't go to market with the vent hood not installed.
31:42Nobody wants to present an unfinished house.
31:45So I threw out a Hail Mary to Travis,
31:47who has a friend from high school who works at the docks,
31:50to see if there's any strings that
31:52could be pulled to somehow get our shipment off the boat.
31:56Yo, what's up, Trav?
32:07Oh my gosh.
32:08Please tell me that that's the vent hood.
32:11No, it's capital sticks.
32:13Yes, it's your vent hood.
32:15Oh my god, you're a lifesaver.
32:18That's what we do.
32:19Time to get it installed.
32:22Travis crushed it.
32:24He stepped up and tracked down the hood at the port,
32:27got it pulled off the pallet, and now the guys
32:29are getting it installed while we get ready for staging.
32:33Oh yes, that's done.
32:36Yo.
32:37It looks so good.
32:38It was so worth it.
32:39That feels so good.
32:40I love it, love it, love it.
32:41The main thing is you like it.
32:42I love it.
32:43Well, that's not actually true.
32:45The main thing is that the buyers like it.
32:48They better love it because it was a headache and a half.
32:51I know.
32:51Now the house is done.
32:53Well, not quite.
32:54Why?
32:55We got to stage this thing.
32:59I think that's the best you're going to get.
33:02Let's do it.
33:04John is coming tomorrow.
33:06It's going to be perfect.
33:08OK, so in here, obviously, just dining.
33:10A huge L-shaped couch, chairs, coffee table.
33:15Bedroom one.
33:16Like most of our projects, we definitely
33:19see a family buying this house.
33:21So we want to make it a comfortable retreat
33:23where they can enjoy family time inside the house,
33:26but also outside the house with a huge pool.
33:30Staging is a chance to keep upgrading
33:32and adding custom touches to appeal to the perfect buyer
33:35for this farmhouse aesthetic.
33:37But ultimately, this is a luxury,
33:40one-of-a-kind, local flavor house
33:43that they're going to appreciate.
33:45And the furniture brings it all together.
33:47We got a lot of work left, though.
33:49I know.
33:54I'm just texting.
33:55Yeah, it's here.
33:56All right.
33:57Well, this house was a doozy.
33:59I'm literally just hoping Sean sees the value at 1-875.
34:03I know it's a lot, but I really think this house is worth it.
34:08What's up?
34:09How are you?
34:10Good, how are you?
34:11Thanks for coming.
34:12What's up, buddy?
34:14Nice curb appeal here, yeah?
34:15Looks good, right?
34:16Yeah.
34:17Yeah.
34:17Yeah.
34:18Yeah.
34:19Yeah.
34:20Yeah.
34:21Yeah.
34:21Nice curb appeal here, yeah?
34:22Looks good, right?
34:23Yeah.
34:24When we originally bought the house,
34:25it was a CMU wall that was fully failing.
34:28So we repaired it with like-for-like CMU block,
34:31and we added a veneer.
34:32I noticed a lot of people have rock walls, but this one.
34:36This is real.
34:36This is a brand entry.
34:38It looks real, right?
34:39It looks real.
34:40This is not.
34:40I would have never guessed.
34:41Exactly.
34:42And it gives a bit of privacy.
34:44I love it.
34:44You want to go up?
34:45Let's go.
34:45Glad you like it.
34:46Wow.
34:48Look at this.
34:49We also carried the rock veneer up here.
34:51All the way around through the carport.
34:53Beautiful.
34:54And I love the elevation, because we
34:55can see some mountains behind us.
34:57Looks like a painting.
34:58Love that.
34:59And looks like you got to build in a nice-looking front yard,
35:01which is nice.
35:02And it's totally private, because of the fence.
35:04That's cool.
35:05Yeah.
35:06Love it.
35:10The landscaping looks good, too.
35:11It kind of balances out the whole farm look.
35:13Are we going down the island farmhouse climb?
35:15How did you know?
35:16So it's the Kalama version of modern farmhouse.
35:19Got it.
35:20And I think Will coined that island farmhouse vibe.
35:23Yeah.
35:25Do you like the color?
35:26Yeah.
35:27Can't go wrong with white.
35:28And with the black trim, that just kind of sums it up.
35:30Yeah, which modernizes it.
35:31Totally.
35:32It was not what you see here.
35:35It's night and day from what it was.
35:37Check it out.
35:38Yeah.
35:42Wow.
35:43Are you serious?
35:48Guys, this is beautiful.
35:50Look at this open floor plan.
35:52Makes it feel really big.
35:54When we walk into a house, we want
35:56to be able to see all the way to the back
35:59and have access back there.
36:00So it's wide open.
36:02Yeah.
36:03But yet it still has a coziness about it.
36:05Exactly.
36:06So you don't lose that.
36:07High five.
36:07So good.
36:09When we got this, imagine this being
36:11like a kind of a closed-off, dark living room
36:14with glass blocks and black carpet.
36:17I love the flow because, you know,
36:19right around the corner is the dining.
36:22So wide open, but you still have sections.
36:24Exactly.
36:24So imagine a wall right here.
36:2780s glass blocks everywhere.
36:28No updates.
36:29It was like red light district.
36:31It was kind of like a park.
36:32So basically, the square footage is similar,
36:34but it feels double the size.
36:36Exactly the same.
36:37No exterior walls were changed, but you're correct.
36:40This is a vibe.
36:41Look at this bar.
36:42Are you kidding me?
36:43You went above and beyond on this one.
36:44Yes.
36:45It feels very organic.
36:47And natural.
36:49Oh, guys.
36:51Buyers are going to lose it.
36:52This is our version of modern farmhouse.
36:57So good.
36:58How it all ties in with the wood.
37:00It's like eye candy.
37:01Eye candy.
37:03I like that.
37:04I like eye candy.
37:05Catches everything in one glimpse.
37:07I really like the direction of this vibe you're going with.
37:09I think buyers are going to really gravitate to it.
37:13Looking forward to seeing the rest of the house.
37:16Got to have an office.
37:17Got to.
37:18Perfect size.
37:18You still got the nice natural light.
37:20And then you still got a view.
37:21Great use of space.
37:23It's perfect.
37:26Bedroom, bedroom.
37:28Wow.
37:28Decent size.
37:29Really nicely laid out.
37:31And the kolaos keep looking at me.
37:33Totally.
37:33Beautiful.
37:41Oh, wow.
37:42Definitely a little larger than your typical.
37:44Yeah.
37:44And I think what makes it look big is the dual windows.
37:47Totally.
37:48What was here prior?
37:49This was a bedroom.
37:50This was a bedroom.
37:51But it was, like, small.
37:52Very small.
37:53Just didn't feel good.
37:55You nailed it.
37:56And then you have the hall bath right here.
37:59Oh, that same tile that just catches my eye looks great.
38:02That's the same tile as the bar area.
38:06Wow.
38:07Awesome.
38:08And then you got a nice sink.
38:09Maybe going back to that farmhouse vibe.
38:11Totally.
38:11The black tie-in came out great.
38:13Great, right?
38:13Yeah.
38:18And then we have our primary.
38:20Oh, man.
38:21Saved the best for last.
38:22This is what I'm talking about.
38:24You got the black features.
38:26Ties everything in from the front of the house to sink.
38:30Gives it a little bit more of that farm country vibe.
38:33The wood slats are so good.
38:35They don't want some of that at my house.
38:36And it ties in with the kitchen, right?
38:38Exactly.
38:38Just that little added sizzle.
38:40Gotta have it.
38:41I love the tie-in.
38:42So nice.
38:43Incredible.
38:45Flows so well.
38:48Primary on suite.
38:50Look at this.
38:51Sick, right?
38:51You killed it.
38:53Marble again?
38:54Marble again.
38:54You're kidding me.
38:55That's my favorite one.
38:57I can tell you didn't get that off the shelf.
38:58Ties in with the other bathroom, the black features.
39:01All cohesive.
39:02You just killed it.
39:05Nothing but the best.
39:08And they have their own access to outside.
39:10Awesome.
39:10Can't wait to see it.
39:11Check it out.
39:13Oh my god.
39:14So good.
39:15You got a pool.
39:16You got good size.
39:17And the privacy is awesome.
39:19It's so important for buyers nowadays.
39:21It feels resorty.
39:22Everything back here is geared towards family
39:26and fun and entertainment.
39:29You have the little cabana area over there.
39:32And then we added this pergola.
39:34Check out the view.
39:35I know.
39:36Pretty much checks every box.
39:37So good.
39:38When we bought the house, this backyard was gnarly.
39:42The pool was green, disgusting.
39:45You couldn't even see the bottom.
39:46It smelled like fish.
39:47Yeah.
39:48Yeah.
39:51I kind of like the dolphin effect.
39:53It's fun, you know?
39:53Fun for the kids.
39:54Yeah.
39:54All of that was hiding underneath all that gunk.
39:57It was all there.
39:57It was all there.
39:59I would have thought it was a new tile.
40:00Yeah.
40:01It got cherry.
40:02It's amazing.
40:05OK, we've seen it all.
40:07Time to talk numbers.
40:08Do it under the pergola.
40:09From day one, I comped it at an ARV of 1.875.
40:14But a lot has changed over that time.
40:16So we're hoping that that's still
40:18where we're going to land.
40:19Based on where we're on the market
40:21and knowing what I know with comps,
40:24I was closer to the 1.8 area.
40:26But after I've done a thorough walk through
40:28and realized that this house really
40:31will appeal to every buyer, I think
40:33there's a strong possibility that we could push up
40:35towards the 2 million area.
40:37Really?
40:38Yeah.
40:39No way.
40:39Let's check every box.
40:40That's excellent news.
40:41So I think we list at 1-890 and drive it up
40:46with multiple offers.
40:47We did our thing, passing the baton.
40:49Let's get this house blessed and on the market.
40:52I'm good with that.
40:52Let's do it.
40:53Makuwahi.
40:54What's up, guys?
40:56How are you?
40:57Another beautiful house.
41:00Makuwahi.
41:02Hi!
41:04Good to see you again.
41:05I think you're horny.
41:09What's up, brother?
41:10How are you?
41:24Thank you, dad.
41:26Now that it's totally complete,
41:28hopefully we can pass this house onto a great family
41:31after Sean's open house.
41:33How you doing?
41:34I'm Sean.
41:34It's been two weeks since the house hit the market
41:36and the feedback has been great.
41:38Over 100 people came by, and there's
41:41a ton of love for the design.
41:43It looks like a hotel, how fancy the backdrop is.
41:45And even the dolphins.
41:47Wow, they love dolphins.
41:49But we didn't receive any offers at our asking price.
41:53So we decided to lower it to $1,865.
41:56Sometimes when you sit on market for too long,
41:58your listing goes stale.
42:00So it's a good way to drum up activity again.
42:02We're fully confident in the product and the list price.
42:07We just needed more eyes on it.
42:09And it worked, because we just accepted an offer at $1.85.
42:14It's not the number we initially set out for,
42:17but it's the number that we are willing to take.
42:19Our total renovation spend was $350,000.
42:24But our holding and selling costs increased to $220,000.
42:28So after saving on the pool and the cement work,
42:31and our $15,000 hit on the robbery,
42:33we're walking away with a profit of $115,000.
42:37This is a massive win for us.
42:39Easily one of the most rewarding projects of our careers.
42:43We took a very dangerous property,
42:45I mean, the wall was falling down,
42:47and transformed it into a beautiful, modern oasis
42:52for a family to enjoy.
42:54Not even a failing wall or burglary could stop us.
