00:00A four-star hotel up for sale, South West game changers and significant property developments
00:05all feature in today's business briefing.
00:14So good morning Alice.
00:15Good morning Jen.
00:16Well, to start off today in Leeds, a proposed residential development in the city centre
00:22looks set to get the go-ahead later this week.
00:24A planning application was submitted to Leeds City Council last year for a development on
00:29land at Wellington Road and Armley Road.
00:33Planning permission is being sought for the construction of three blocks, the tallest
00:36standing at 18 storeys with a total of 384 apartments to be created.
00:42The application will be considered by the council's city plans panel on the 13th of
00:47March and is recommended for approval.
00:50In an officer's report prepared for the meeting, it said that the proposal is well-designed
00:55and will provide high-quality residential accommodation and supporting facilities.
00:59Excellent.
01:00Well, I'm sure Stephen, our Yorkshire correspondent, will be covering that, see if it's approved.
01:06Well, moving over to Torquay, a four-star hotel and spa has been put up for sale.
01:12So if you have £3.4 million lying around, then it could be yours.
01:18So have you ever been to Torquay?
01:19I know you've only lived in the UK for a year or so.
01:23No, I've never been there, but I've heard it's absolutely gorgeous.
01:25It is nice.
01:26It's known as the English Riviera, which I guess is part of the selling point of the
01:32hotel called the Lincoln Hall Hotel and Spa, which includes 44 guest rooms, two self-catering
01:39apartments, a restaurant, breakfast and function room, and a lounge for guests.
01:43Now the spa has five treatment rooms.
01:45It's also got things such as an ice room and a hydrotherapy pool.
01:50And the property has actually undergone significant investment in recent years, and it does have
01:55planning permission to further extend the spa facilities.
01:59So obviously lots of potential there for the new owner.
02:03Brilliant.
02:04Well, on a slightly different note, the controversial Hinckley National Rail Freight Interchange
02:10Project, which is forecast to create thousands of jobs, has been denied by the Secretary
02:15of State.
02:16Proposals would bring forward 9.1 million square feet of rail-served warehousing and
02:22logistics space, and are forecast to create approximately 8,000 jobs.
02:28The landmark development is projected to generate between £329m and £406m per year in gross
02:35value added to the UK economy.
02:38In September then of last year, the government said it was minded to refuse the project.
02:43A letter from the Secretary of State for Transport said there is a compelling need
02:47for the scheme, but highlighted the potential highway safety risks attached to it, and said
02:53that the negative impacts outweigh the benefits.
02:56Tritax, the name behind the scheme, said it is disappointed by this decision to refuse
03:01the development and is seeking legal advice on the next steps.
03:04I imagine it won't be the last we hear of that development.
03:07Absolutely.
03:09Well, finally, on Friday this week, the next edition of South West Business Insider will
03:14drop and included in that is a list of 50 game changers for the region.
03:19Now as the name kind of says, the businesses, the companies that are making a big difference,
03:25they're changing the region, and before that's published, we've actually unveiled the first

03:38breed of what's called Tinfluencers.
03:42There's also a global toy manufacturer, Moose Toys, and Dorset-based Fire Pot.
03:47What that business does is, you know when you go into the shops and they sell those
03:51kind of dehydrated meals that are designed for hikers and people who go climbing and
03:56basically do adventurous sorts of things, and you can just add water and they're rehydrated.
04:03They create those, so they're on the list as well.
