(Adnkronos) - Nell’ambito della seconda edizione di RentVolution, promossa da SoloAffitti, sono stati presentati i dati relativi al 2024 dell’Osservatorio sulle locazioni di SoloAffitti, da cui emerge una crescente tendenza a preferire l’affitto all’acquisto, soprattutto tra i giovani, e il timore dei proprietari ad affittare gli immobili a causa di morosità e lentezze processuali. Nonostante ci siano circa 10 milioni di case sfitte in Italia, infatti, trovare casa resta difficile. Svoltasi alla Camera dei deputati a Roma e intitolata ‘Contratti flessibili e più case sul mercato: il futuro dell’affitto’, l’edizione 2025 di RentVolution è stata anche l’occasione per discutere della proposta a cui SoloAffitti sta lavorando per migliorare aumentare l’offerta di case in locazione e mitigare la crisi degli alloggi.

00:12A phenomenon that concerns especially young people who no longer see the home as a status symbol and prefer solutions that allow their mobility and possibility of change.
00:22The traditional triangle of values, safe work, house of property and family, which has characterized previous generations, is in fact losing relevance.
00:31Despite the demand for houses in rent is rising, and although there are about 10 million houses sold in Italy, finding a house remains a difficult task.
00:39This is evidenced by the data of the 16th report on the market of rental houses in Italy, presented to the House of Representatives at the meeting
00:47against flexible contracts and more houses on the market, the future of rent, in the context of the second edition of Rentvolution, promoted by SoloAffitti.
00:56While the number of people looking for houses in rent increases, because in the last 10 years we have gone from a 20% that lived in rent to a 30%, the offer remains stable.
01:07As a result, this imbalance generates an increase in the number of houses and a difficulty in finding a house.
01:13In 2024, the number of houses increased by 4%, with an increase of 13% in Rome, also due to the jubilee.
01:22Milan, despite being in a slight recession, remains the most expensive city in Italy.
01:30Two important criticisms emerge from the report.
01:33On the one hand, the fear of the owners of the houses, with the consequent difficulties in recovering the loan, and on the other, the uncertainty about the processing times.
01:42For this reason, SoloAffitti launches two proposals to the institutions.
01:45The first is to make rental contracts more flexible, through the increase of cases in which the transitory contract can be applied, with a contract up to 18 months.
01:57The second is to give the contract of registered location, and therefore with a certain date, the value of the executive title, in order to allow the owner, at the end of the location, to re-enter in possession of the property in short and certain times.
02:12According to the President of the Italian Federation of Professional Real Estate Agents, the approximately 10,000 million properties available should be incentivized from three points of view.
02:23If from the point of view of legal protection, therefore greater security for those who want to re-enter their property in possession if the tenant does not pay or if the property is not returned to the real estate,
02:35we ask for greater flexibility and therefore the possibility of loosening the bonds of the contract of transitory nature.
02:41Above all, at the fiscal level, we propose that there is the integral deductibility of the LIMU also for the physical people and also for the housing, as it happens for the instrumental and for the legal people,
02:50and that the tenants who are not perceived can build a credit of taxes.
02:54In order to counter the problems related to the locations and the housing emergency, the government is about to issue a new law.
03:01The commitment of the government is maximum and I can say that soon a law will also be filed, my first signature, which goes precisely in this direction,
03:10that of containing the processing times and giving greater certainty of the recovery of the canons and therefore of the credit to the owners of the real estate.
03:17This will obviously help, in line with both the needs of the owners and the needs and difficulties of the tenants, to increase the number of real estate in the market
03:28and therefore we try to give a further new solution to this problem that we will address today.
