00:00Michael Dubb and Larry Roth are well-known as prominent owners in the
00:08thoroughbred industry, but they are also well-documented lovers of the city of
00:13Saratoga Springs, New York. How are they pairing those two passions in their
00:18newest project? We sat down with them to talk about just that. We bought the
00:24Delphi in about 2013. The Delphi at that time was a run-down hotel. We
00:34started a renovation in 2014, I guess, 2015, and the next thing I did was to find
00:43out if the Rip Van Damme was for sale, and it was in foreclosure. I ended up
00:47buying the Rip Van Damme, and that's when Michael got involved with me, or I got
00:52involved with Michael. You know, when Larry correctly purchased the Rip Van
00:59Damme property to protect his investment at the Adelphi so he could control it,
01:05and that was a very smart move. Both the Delphi and the Rip Van Damme are
01:10historical sites, so when we did the first project with the Adelphi, we want
01:17to make sure that we kept the heritage and the history of the hotel. One
01:23great thing about Saratoga is its intense dedication to preserving its
01:28historic feel and its historic character. You really feel like you're back in the
01:35early 1900s and the late 1800s. Our vision is to just have the most luxurious
01:44five-star hotel, residence, restaurants, and just to have the number one
01:52destination in the Northeast. The plan we had was to model this after the plaza in
01:59New York City, where you have a five-star hotel, but you also have residences, and
02:06the people who live in the residences can avail themselves and do avail
02:11themselves to all the hotel services. When the project is complete, there will
02:16be a total of 78 luxury hotel rooms and suites and 85 apartments that will all
02:23share the amenities. Really everything you would expect from a luxury apartment.
02:29We've already made significant changes. The lobby is going to increase
02:35significantly, and we're looking at a time frame for completion of about 18
02:40months, and the architecture and the characters is beautiful. I don't think I
02:46could have picked a better partner. He is, first of all, a great friend, okay? I think
02:53we enjoy the challenge, and I know when all is said and done, Larry and I are
02:57gonna stand on Broadway, look up, and be just the two proudest guys in Saratoga.
